The income approach relates to income-producing property and is based on the theory that value is the present worth of the income stream which the property is capable of producing when developed to it's highest and best use. The net operating income from the property is capitalized into value by an appropriate method and rate.

BC Appraisals Inc. was purchased from R E Mann Brokers (Appraisal Dept. only) in April 2004. The owner of B C Appraisals, Brenda Cooper, had been a senior appraiser for R E Mann Brokers since 1987, at which time she was first employed by R E Mann Brokers in the Appraisal Department. B C Appraisals Inc. Employs 3 people. Jen Long is a candidate with the Appraisal Institute of Canada and is working toward a CRA Designation. Brenda Received her AACI designation in November 1999. The areas that are covered by B C Appraisals Inc. include Aylmer to the west, Dunnville to the east, Brant County to the north and some bordering areas. Also all of the rural and residential areas of Norfolk county in between are covered.
